The Design / Build Process

Anthony James is a full service design build contractor, which means we can walk with you from the first step to the last. If you are just starting your project, we’ll save you time and money with our design/build process:

Initial Consultation

  • We will arrange a no charge, no obligation meeting at the site of your home to discuss the project, design concerns, and budgeting. It is helpful to show us pictures of homes you like to give us the best idea of what you’re expecting.

Preliminary Design/ Feasibility Study

  • We will measure the house and discuss how to transform it into your dream home
  • We review inspirational photos, past projects, and an overview of the neighborhood on how to develop your design
  • We draft a series of schematic drawings, showing different designs and price each option
  • At this point, we also confirm the plans will work with zoning restrictions. 

Construction Documents

  • We will refine the preliminary design based on our discussions with you and trusted mechanical experts.
  • Assist in selections/specifications
  • Progress meetings with client as required
  • Develop detailed construction plans/elevations
  • Prepare comprehensive construction contract with menu of options or changes
  • Finalize selections
  • Schedule tentative start of construction
  • Introduction to our BuilderTrend service


  • Final construction bid contract
  • Payment schedule outlining draw schedule
  • Flowchart of project
  • Progress meetings between client and Project Manager
  • Discuss pre-construction check list
  • Certificate of insurance
  • Submit for Permits

The Bid Process

Alternatively, you may already have blueprints from an architect. We will gladly bring your architect’s existing design to life with our quality work, starting with a formal bid process:

  1. Visit house, meet for 15-20 minutes, get drawings
  2. Send out to supply yards, labor costs in house
  3. schedule an appointment in 3-4 weeks, give proposal
  4. enter contract, put on schedule, have access to plan on BuilderTrend
  5. submit permit package, 4-5 weeks to get permit
  6. start construction
